Convert Pubs to HMO
Another strategy for an investor who knows what they're doing, converting a pub into a residential property - and especially an HMO - can reap large financial benefits and with impressive cash flow. Many are selling BMV right now thanks to falling profits (more people are buying alcohol from supermarkets and the smoking ban has put others off pubs).
These properties tend to have lots of character, lots of floor space compared to residential property and often come with large gardens. The majority are sold freehold with vacant possession, others have leases which are due to expire but where the pub can be purchased and redeveloped at some stage.
Planning consent shouldn't be too difficult to obtain (older properties may need listed building consent too) but private finance would be advisable since it's difficult to get a mortgage for this type of venture.
